$8.15 M Silver Tree Acquisition Closed

Rebel Capital Group is pleased to announce the closing of Silver Tree apartments, a 98 unit value-add in Phoenix, AZ. The complex is a 1984 construction with a great unit mix of Studio, 1x1, 2x1, and 2x2.

The $8.15m acquisition will require $1.3m of renovations. The transaction was funded through a $3.5m equity raise. Berkadia facilitated the bridge financing and will execute the refinancing to long-term financing following the repositioning.

Acquisition Criteria:

-          Value-add multifamily properties

-          Class B and C quality, improvable to Class B+ or better

-          Opportunity to acquire below replacement cost

-          Market cap rate based on actuals

-          Motivated sellers and/or seller financing opportunities

-          Transaction sizes between $2 million and $20 million

-          Well-located in primary and secondary markets across the U.S.
